The basics

What does Difficult Business Loans do?

We arrange business funding for New Zealand owners in hard situations — declined by the bank, behind with IRD, facing a statutory demand, carrying defaults, behind on returns, or offering security the bank won't take. We match each situation with a lending partner whose criteria fit.

Are you a bank?

No. We work with a panel of lending partners, including specialist property-secured and cash-flow lenders. Our lending specialists know what each will look at.

Who can apply?

Sole traders, companies, partnerships and trusts operating in New Zealand, for business purposes.

Do you arrange personal loans?

No. We only arrange lending for business purposes, such as paying tax, clearing business creditors, working capital, equipment, stock, buying a business or refinancing business debt.

How much can I borrow?

Property-secured business loans range from $20,000 to $1m. Unsecured loans and lines of credit are sized on your turnover and bank statements.

What are your interest rates?

We don't publish rates, because every loan is priced on the client's individual circumstances — the security, the situation and the plan. Our lending specialists look for the sharpest option available for your situation and explain the full cost before you decide.

Your situation

The bank declined me. Is there any point applying?

Yes. Bank declines usually reflect bank policy: late financials, IRD arrears, a default, a new business or unusual security. Our lending partners look at those situations case by case.

Can a loan pay my IRD debt?

Yes. A property-secured loan can pay Inland Revenue directly at settlement — GST, PAYE, income tax and provisional tax — stopping further penalties on the cleared debt and ending IRD's collection action on it.

I've been served a statutory demand. What should I do?

Note the service date and count 15 working days forward (and 10 for any dispute). Contact a lawyer if the debt is disputed, and start the funding conversation the same day. Property-secured funding can sometimes be arranged within the window.

I have defaults on my credit file. Can I still borrow?

Often, yes. For property-secured lending, defaults and bad credit are considered case by case, and the loan can pay out the defaulted debts at settlement. Unsecured lenders also consider weaker credit.

My accounts are years behind. Is that a problem?

Not for the initial assessment of a property-secured loan, which doesn't need financials or tax returns. Getting the filings up to date is usually part of the plan.

My business is brand new. Can you help?

If you or a supporting party own New Zealand property, yes — property-secured lending doesn't need trading history. Unsecured options generally need six months or more of trading.

My accountant suggested an insolvency practitioner. Should I still talk to you?

It's worth a minute. If the business is viable once its pressing debts are cleared, and there's equity in property or steady turnover, funding may keep it in your hands. Understand what each option means for control and fees before you sign anything.

I don't own property. Is there anything?

Possibly. Unsecured business loans and lines of credit are assessed on turnover and bank statements for businesses usually trading six months or more, and weaker credit is considered.

Property and security

Can you lend if my home already has a mortgage?

Yes, often through a second mortgage behind your existing home loan, provided there's enough equity. Your existing loan stays where it is.

What kinds of property can be used?

Homes, rental and investment properties, commercial and industrial property, and land, including lifestyle blocks and bare sections case by case.

Can a family member's property be used?

Yes, with their informed agreement. They should understand the commitment fully and take independent legal advice.

Can a trust provide security?

Yes, if the trust deed allows it and the trustees agree. Trusts can also apply for business lending.

How fast can funding happen?

For property-secured loans, funding within 24 hours of approval is possible in some cases. Unsecured decisions are sometimes made the same day. The valuation and documents usually set the pace.

Will you do a credit check?

Not to enquire. If you proceed to a formal application, the lender may run a credit check, and you'll be told first.

Is my information kept confidential?

Can you help if IRD has already applied to liquidate my company?

Sometimes. Paying the debt changes the position significantly, though court steps may still be needed. Involve a lawyer on the proceeding and call us immediately about funding.
